Overview

Avison Young is seeking a full-time Analyst to assist with the day-to-day asset management and reporting activities for our existing portfolio. This position is responsible for assisting our client in executing its operating strategy on its national real estate investment portfolio. This position is highly collaborative and requires a high degree of proactive communication and interaction with all members, including senior members of the leadership team.

 

The base salary is aligned with market data and is estimated between $70,000 to $80,000 with the ability to achieve additional compensation through bonus.  This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.

Responsibilities

  • Prepare budget analysis and financial reporting.
  • Research and analyze underlying economic, market, and real estate industry trends.
  • Review and evaluate monthly financial reports and cash flows, identifying variances and discrepancies, and ensuring accuracy.
  • Compile detailed financial analyses of operating performance, leasing trends, submarket analytics, and competitive property analysis.
  • Assist in preparing investment committee recommendation memos to the leadership committee for hold/sell analyses, dispositions, acquisitions, development, and large capital projects.
  • Extract metrics from various data sources to support the implementation of strategic business plans and property operating budgets.
  • Maintain relationships and clear communication between asset managers, third-party property managers, joint venture partners, portfolio managers, and leadership.
  • Audit tenants additional rent charge reports generated by third-party property managers.
  • Prepare economic analysis for each new lease proposal.
  • Support managers in negotiations from the letter proposal stage through lease execution.
  • Participate in operational calls with property managers to discuss asset strategy, vendor engagement, asset performance, capital projects, leasing trends and marketing strategy, and other business matters.
  • Assist in finalizing annual business plans and budgets.
  • Track data trends and report critical issues to support portfolio management team.
  • Prepare quarterly asset valuations and follow-up on discrepancies or inconsistencies; interface with appraisers and asset managers to finalize value.
  • Review the tenant log, tenant recoveries, market lease assumptions, valuation metrics, operating expenses, and capital expenditures for accuracy.
  • Support other associates in executing the various periodic requests that further department or firmwide initiatives.
