Overview

The Director, Operations, US Property Management, is responsible for operational efficiency across the property management portfolio. This role includes development and refining of policies and procedures, standardizing forms and processes, ensuring regulatory compliance, and fostering cross-departmental collaboration to support strategic initiatives.

Responsibilities

Operational Strategy and Process Management:

  • Partner with an assist the MD of US REMS in the professionalization, centralization and refinement of the US REMS operating platform.
  • Develop and execute strategic plan in partnership with REMS leadership with focus on Clients, People, Process, and Technology.
  • Develop, review, and maintain policies, procedures, and operational guidelines to ensure efficiency, compliance, and alignment with industry best practices.
  • Create and maintain standard operating procedures (SOPs) to ensure consistency across property management teams.
  • Identify areas for operational improvement, implementing strategies to reduce bottlenecks and enhance efficiency.
  • Ensure alignment of policies with local, state, and federal regulations and organizational objectives.
  • Conduct regular audits of operations, policies, and forms to ensure they are up to date and meet industry standards and the necessity of additional forms, policy changes or additional training needed.
  • Streamline documentation processes to improve consistency and efficiency across the portfolio.
  • Assist in implementing digital solutions to enhance accessibility and management of forms and records.
  • Develop and implement training materials and programs, ensuring team members are proficient in operational procedures and compliance requirements.
  • Organize and facilitate regular training sessions to inform staff of policy updates and industry standards.
  • Partner with internal departments, including finance, leasing, legal, and facilities, to ensure seamless integration of property management operations.
  • Provide support to property managers by offering expertise in policy interpretation and process optimization.
  • Director superior of the Operations Manager, US Property Management. Will collaborate directly with this team member to achieve the items listed above.
  • Assist markets with operations items, including support when the market leader is out of the office. Provide operational support with any new business and transitions when applicable.
  • Develop and execute a strategic plan in partnership with REMS leadership with a focus on Clients, People, Process, and Technology.
  • Implement and maintain a client satisfaction program(s).
  • Oversee the property review program.

Performance Metrics and Reporting:

  • Establish Key Performance Indicators (KPIs) to monitor operational effectiveness and team performance.
  • Provide detailed reports to senior leadership on operational performance, risks, and opportunities for improvement.
  • Analyze operational challenges and propose actionable solutions to mitigate risks.
  •  Encourage a culture of continuous improvement, excellence, and teamwork

 

Qualifications

Education:

  • Bachelor’s degree (Business or Real Estate related field (preferred).
  • Professional certifications (e.g., CPM, RPA) a plus.

Experience:

  • Minimum 7+ years of experience in property management or real estate operations, with at least 3 years in a managerial or leadership role.
  • Extensive knowledge of property management policies, operational procedures, and compliance requirements.
  • Proven experience in process improvement, policy development, and operational optimization.

Skills:

  • Strong organizational, analytical, and problem-solving skills.
  • Excellent communication and interpersonal skills, with the ability to collaborate across departments.
  • Proficient in property management software, Microsoft Office Suite, and other operational tools.
  • Attention to detail and ability to manage multiple tasks simultaneously.
  • Strategic thinker with a proactive, solution-oriented mindset.
  • A proactive, solution-oriented approach to operational challenges.
  • Ability to navigate complex legal and compliance landscapes related to property management.
  • Able to take knowledge and incorporate a training-based approach.

Work Environment:

  • This position may require occasional travel to property locations.
  • Flexible work environment with a combination of office-based and remote work.
