Overview

The Building Engineer performs building operational duties under the direction of the Property Manager and Chief Engineer. Exemplifies excellent customer service and facility enhancement.

 

The Building Engineer will take responsibility for maintaining the integrity of all building systems and operate the building in an efficient manner, supervise work in the field and perform routine maintenance and repairs of all HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the facility. Daily duties will consist of working with the property management team performing preventive maintenance tasks, responding to tenant service request, and provide a safe working environment for building tenants and visitors.

 

The base hourly rate is aligned with market data and set by the IUOE, 95-95A at $35.00 to $39.50 an hour. This hourly range reflects base compensation for the IUOE, 95-95A in Pittsburgh, PA. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity. This is a union role. 

Responsibilities

  • Perform all plumbing, electrical, or HVAC requirements of the building(s)
  • Maintain heating equipment, chillers (air and/ or water cooled), DX units, pumps, cooling towers, fan coil units, VAV, Water source heat pumps, and air distribution systems, etc.
  • Verify field conditions and perform any necessary repairs or adjustments
  • Monitor Energy Management
  • Repair doors, ceilings, hand railings, and floors and other general repairs, adjustments and installations about the property when needed.
  • Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.)
  • Perform preventive maintenance duties in accordance with Avison Young standards, building protocol, manufacturer recommendations and industry best practices. including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical  treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed
  • Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris
  • Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, standards, building protocol and as directed by superiors and property management
  • Document and report activities to supervisor
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
  • Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits
  • Complete all required Safety Training as scheduled annually
  • Comply with Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours

Qualifications

EDUCATION

  • High School Diploma or GED Equivalent
  • Graduate of an apprentice program or trade school preferred

EXPERIENCE

  • 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting

QUALIFICATIONS

  • Must be or become a member of the International Union of Operating Engineers, Local 95-95A, AFL-CIO
  • Must have a Stationary Power Engineer License (city license)
  • Must be licensed by NIULPE – National Institute for the Uniform Licensing of Powers Engineers
  • Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License, such as Refrigeration Certificate, etc.
  • May be required to have certification as a Universal Technician for CFC’s depending on market licensure requirements
  • Possess and maintain a valid driver’s license and good driving record with periodic checks (where applicable)
  • Basic Computing Skills in Outlook, Excel & Word
  • Experience in operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
  • Knowledgeable in energy management systems, techniques, and operations.
  • Thorough knowledge of all building systems operations, maintenance, and repair

The employee must regularly lift and/or move up to 50 pounds. Vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.  Must be able to move freely throughout the property, including moving up and down stairs.

The employee regularly works near moving mechanical parts.  Must be able to move throughout the property, including up and down ladders and stairwells.  May occasionally be exposed to machine noise and inclement weather conditions.  The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. 

The noise level in the work environment is usually moderate to loud.
