Overview

The General Maintenance Technician is responsible for minor building and grounds repairs and overall cleanliness of the building.

Responsibilities

• Walk-throughs of vacant spaces, tenant spaces during move-in and move-out activities, and exterior common areas, conduct and monitor move-in and move-out activites, reporting any maintenance issues in addition to the general appearance of the properties.
• General maintenance, orderliness, and cleanliness to ensure the exterior areas of the properties are always in good condition.
• Assist Building Management with any special projects.
• Minor plastering and painting as needed.
• Minor plumbing which includes fixing leaks, washers, and minor pipe replacements.
• Minor repairs and/or replacements to doors, locks, and hinges.
• Ensure management team is informed of current building conditions and any issues or concerns.
• Monitor roof conditions for cleanliness, leaks, and repairs conducted by vendors are completed. Report and issues or concerns. Roof ladder climbing is a requirement.
• Immediate response to emergency situations (fire, electrical, plumbing) and tenant concerns.
• Monitor fire safety systems comply with all applicable codes, regulations, governmental agency, and company directives as related to building safety operations and practicing safe work habits.
• Routine Trash pickup and disposal in waste recepticles, and recycling organization and removal to curb for pickup.
• Sidewalk and building entrance sweeping to clear away leaves and debris.
• Ensure all truck courts/grounds hallways/stairways/common areas are clean and clear of trash dirt and debris.
• Ensure all exterior lights are on and working properly.Dispatch repairs as required.
• Meet vendors to provide access for scheduled maintenance.
• Available for emergencies and able to provide vendor access accordingly.

Qualifications

• High School diploma or GED; some college a plus.
• 5+ years of related experience in a commercial property.
• Graduate of apprentice program or trade school is a plus.
• Must always have a clean and professional appearance
• Excellent problem solving and analytical skills.
• Must be dependable, reliable and possess good time management skills.
• Must be proactive and can work autonomously.

While performing the duties of this job, the employee is regularly required to stand, walk, use hands and fingers, handle, or feel objects, tools, or controls, talk and hear.  The employee is frequently required to sit and reach with hands and arms.  The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. 

The employee must regularly lift and/or move up to 50 pounds. Vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.  Must be able to move freely throughout the property, including moving up and down stairs.

The employee regularly works near moving mechanical parts.  Must be able to move throughout the property, including up and down ladders and stairwells.  May occasionally be exposed to machine noise and inclement weather conditions.  The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. 

The noise level in the work environment is usually moderate to loud.
