Overview

Dynamic and results-driven professional with extensive experience in commercial real estate management, seeking to leverage strong leadership and strategic planning skills. Committed to enhancing operational efficiency, driving revenue growth, and fostering strong client and tenant relationships while ensuring compliance with local laws as well as industry regulations and standards. Establish excellent relationships with all tenants to quickly resolve needs that may arise and maintain the highest levels of tenant satisfaction. The base salary is aligned with market data and is estimated between $120,000 to $135,000 with the ability to achieve additional compensation through bonus.  This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.

Responsibilities

  • Support the planning, budgeting and control of operating and capital expenditures. Administer and assist in the preparation of annual budgets, forecasts, monthly reports, and variance explanation reports.
  • Supervise and assist with accounts receivable and accounts payable, including collection of rent, accruals, payment of expenses, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation.
  • Monitor and enforce the terms of all lease agreements, the billing and collection of rents and other tenant charges in compliance with leases.
  • Respond to tenant requests and needs and coordinates with Property Management and building staff to resolve the issues.
  • Assist with the selection and performance of vendor services, including preparation of requests for proposals and service agreements.
  • Monitor vendor performance to ensure compliance and standards established in the service agreement are being met. 
  • Assist with coordination and supervision of building staff, including oversight of scheduling and facilitating maintenance with engineers, janitorial staff, and third-party vendors.
  • Generate, track, review and close work orders and is responsible for all work order reports.
  • Create purchase orders and track, code and process invoices using accounting system.
  • Responsible for scheduling and facilitating maintenance with vendors and tenants.
  • Perform property inspections on a regular basis and make recommendations to maintain and enhance the asset.
  • Support the compliance of property safety standards, assist in the Fire and Life Safety training, and maintain the building emergency response plans and procedures, along with its related documentation of compliance.
  • Emergency response management and support.
  • Document and track all certificates of insurance from vendors and tenants.
  • Maintain accurate and pertinent information for vendors and tenants.
  • Prepare correspondence and memos to tenants and vendors.
  • Establish and maintain positive relationships with internal and external tenants and vendors.
  • Support and provides leadership in a commitment to achieve AY and client expectations for service and business objectives. Consistently uphold and apply the company’s policies regarding appropriate professional behavior to ensure that the values of the firm are exhibited by the actions of the staff.
  • Perform other related duties as requested.

Qualifications

  • Bachelor’s Degree, preferably in business, real estate, or finance.
  • Candidate will possess a minimum of 5 years of related experience.
  • LEED AP, IREM CPM and BOMA RPA certifications are strongly recommended.
  • Strong understanding of financial terms and principles and possesses the ability to analyze and conduct complex financial and business decisions.
  • Proficient in C.M.M.S. including Angus, Facility360 or similar, Yardi, Microsoft Word, Excel, PowerPoint, and Project.
  • Ability to express ideas clearly in written and verbal communications, with the capability to create complex financial and business-related documents.
  • Strong organizational skills and detail oriented.
  • Proven record of providing excellent internal and external customer service.
  • White glove customer service experience preferred.
