Overview

General purpose of this job is to oversee the accurate and timely completion of accounting reports and client requests. The Manager, Property Accounting will act as the liaison between the accounting staff and the Vice President, Finance. They will provide training and day to day supervision for the accounting staff. The Manager, Property Accounting will adhere to established policies and procedures ensuring appropriate internal controls. Additional responsibilities include participation in accounting training plus the coordination of client requests and monthly financial statements.

Responsibilities

Supervisory Responsibilities – including but not limited to:

  • Responsible the day-to-day supervision of Property Accountants – to be adjusted as Vice President,
    Finance deems appropriate
  • Support the Property Accountants (decisions and needs) in issues with internal and external clients
  • Assist with interview and hire process
  • Liaison between Property Accountants and Vice President, Finance
  • Responsible for New Employee Training the first 90 days
  • Responsible for ensuring Property Accountant performance quality
  • Responsible for coordinating coverage of Property Accountant desk (preferably by other accounting
    staff – encourages growth and promotes cross training)
  • Responsible for providing a written Action Plan to Vice President, Finance on how Property Manager,
    Property Accounting plans to cover their desk when out (sick, vacation, personal day, etc.)
  • Prepare Client specific monthly accounting calendar – coordinate with Transaction Manager, Property
    Accounting on standard department due dates (i.e.: late fees, rental edits, etc.)
  • Track monthly mortgage, ground lease or other “debt service” amounts have been processed
    accurately and timely by Property Accountants – ensuring no late charges or other penalties are
    incurred
  • Assist in the instruction of weekly accounting training classes at least two (2) times a year
  • Travel to internal and external client offices to ensure quality control of accounting process

Quality Control – Review, Approval, Compliance and Training:

  • Review financial reporting of the Property Accountants
  • Review, approve and ensure timely processing of payment calculations prepared by the Property
    Accountant
  • Review and approval of accounting forms prepared in-house by Property Accountants – AR Billing
    adjustments, Payment Corrections, Security Deposits being transferred to new space, Lease Abstract
    forms, etc.
  • Ensure all client requests are processed timely, accurately and with a high level of professionalism to
    guarantee client satisfaction
  • Coordinate, monitor progress and finalize property audits – internal and external – and update Vice
    President, Finance 
  • Month End and Year End functions
  • Ensure Property Taxes are: 
    • Recorded timely and accurately by Property Accountants
    • Funded by Client or monies transferred from another bank account timely in accordance with
      Special Project Coordinator instructions
    • Ensure Property Accountant complete timely and accurate Status reports
  • Setup and transition New Properties
  • Travel to clients (internal and external) to ensure customer satisfaction

 

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative, but not exclusive or exhaustive, of the knowledge, skill and/or ability required.

Education and/or Experience:

  • S. or B.A. degree in Business Administration or Accounting
  • One (1) to five (5) years of Property Management Accounting Experience
  • In lieu of a B.S. or B.A. degree, must have 5 or more years’ experience in Property Management accounting 

Communication Skills:

  • Ability to read, analyze and interpret tenant leases, management agreements, and financial narratives
  • Ability to effectively present information and respond to questions from Property Managers, Controllers, Accounting Managers and Property Accountants
  • Ability to write reports and business correspondence

Mathematical Skills:

  • Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common
    fractions and decimals
  • Ability to compute rate, ratios and percentages

Reasoning Ability:

  • Ability to identify and solve problems with limited information
  • Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form
  • Ability to work independently
  • Ability to work in a high-volume arena

Computer Skills:

  • Requires 10-key by touch
  • Demonstrates proficiency in excel
  • Proficient with various computer software programs such as Microsoft Office, Yardi, MRI, Kardin
  •  Proficient with a Windows environment
