Overview

This maintenance technician candidate will work on a team to complete preventative maintenance, work orders and inspections as required under the direction of the Chief and Property Management Office. We are looking for candidate who is dependable, experienced and can work independently in a fast-paced environment on complex systems covering multiple assets to complete the tasks given in a timely
fashion. Must be highly customer-service oriented with prior customer service experience. 

 

The base hourly rate is aligned with market data and is estimated between $33.65 to $38.46 per hour with the ability to achieve additional compensation through bonus.  This salary range reflects base compensation for the position across all US locations. Within this range, individual pay is determined by work location and other factors including relevant education/training, experience, and internal equity.

Responsibilities

  • Work with computer-based Building Management Systems (BMS) computer and other computerized monitoring systems
    (elevators, fire systems, work orders system, etc.)
  • Maintain and operate the following:
    Fire Life Safety Class E system (Fire Command Center); maintain Fire extinguishers and other Fire/Life safety equipment.
  • Emergency Generator and Back Up Power Supply (UPS).
  • HVAC water treatment system-including monitoring and maintaining chemical levels in accordance with the system plan.
  • Taking bacterial dip-slide tests and recording same, overall water treatment analysis. Entering all info onto digital based cooling tower water plan (Nalco).
  • HVAC systems, including Chillers; reciprocating compressors, related centrifugal pumps, motors, balancing valves, Low
    pressure steam control devices.
  • Maintain Air Handling units and perform all related maintenance on same. Knowledge of variable/constant volume systems
    and VAV boxes, exhaust fans and hydronic perimeter heating systems
  • Monitor/oversee operation of all Vertical Transportation (VT) equipment, including all elevators and escalators and the vendor
    who maintains them. Place service calls for & record any VT outages. Maintain timely and accurate reports of VT equipment.
  • Working knowledge of basic plumbing (restroom flushometers, valves, water fountains, black pipe, copper piping-including
    soldering/brazing connections).
  • Comfortable with minor electrical work, including locating and reset of circuit breakers, replacing electrical solenoid valves,
    etc. & operate lighting control system
  • Respond to all service calls in a timely fashion, make repairs and follow up where necessary with vendors.
  • Provide technical support for the buildings or assets and perform regular maintenance inspections.
  • Practice proper PPE compliance and maintain a safe working record and environment
  • Supervise and/or escort contractors.
  • Perform other related duties and responsibilities as assigned by Management

Qualifications

  • 2-3 Years’ experience as a full time maintenance technician, engineer in an office or commercial building, facilities environment.
  • Able to work in and maintain a professional manner in a highly visible, public environment.
  • Must be able to work random shifts on short notice, weekends, and overtime when needed.
  • Must be able to work as a team player on the Engineer staff team as well as work alone on shift and be a self-starter.
  • Experience with Singu FM or similar Computerized Maintenance Management System is helpful.
  • Residential Property Management experience is a plus.
  • Associate degree (A. A.) or equivalent from two-year college or technical school; or equivalent combination of education and experience.
  • Basic knowledge of computer.
  • Valid driver’s license is required.
  • Read, analyze, and interpret general technical procedures or governmental regulations.
  • Write reports and business correspondence.
  • Effectively present information and respond to questions from groups of managers and clients.
  • Basic knowledge of machinery, electrical, plumbing, and painting disciplines.
  • Read and interpret blueprints, plans, and drawings and follow detailed written instructions and procedures outlined in the technical manuals.
  • Proficient in the English language.
  • Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Strong interpersonal and organizational skills with the ability to multi-task and prioritize.
  • Self-motivated, team-oriented, dependable, responsible, flexible and professional.
  • Journeyman’s level license or acceptable equivalent skill level of all mechanical and control systems including the following: Plumbing, HVAC, and electrical.

  • NYC FLSD Certificate of Fitness (F89) / Supervision Of fuel piping (P98)
  • NYC Fire Sprinkler/Standpipe Certificate of Fitness (S12/S13)
  • NYC Supervisory Fire Alarm Certificate of Fitness (S95)
  • Air Compressor C of F (A35)

The employee must regularly lift and/or move up to 50 pounds. Vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus.  Must be able to move freely throughout the property, including moving up and down stairs.

The employee regularly works near moving mechanical parts.  Must be able to move throughout the property, including up and down ladders and stairwells.  May occasionally be exposed to machine noise and inclement weather conditions.  The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. 

The noise level in the work environment is usually moderate to loud.
