Overview

We are currently seeking an experienced Lead Building Engineer for a retail property in Coconut Creek, Florida. The Lead Building Engineer's major responsibilities are to perform preventive and predictive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements on systems. The Lead Building Engineer will establish and maintain relationships with all tenants with professional communication and responsiveness. The  Lead Building Engineer will work hand in hand with the General Manager and will be held accountable for essential duties as assigned.

Responsibilities

  • Initiates or responds to work orders, assigns to staff as applicable, follows-up and verifies completion of work, and works with the Property Management Team to expedite and get approval of payments for completed work.
  • Handles requests for service calls, evaluating requests, and dispatching appropriate staff and contractors.
  • Monitor performance and note deficiencies of service contractors and recommend changes as necessary.
  • Consult Property Management Team on maintenance, operation, and repair of HVAC equipment and systems, boiler and machinery, energy systems, roofs, Fire/Life safety, and other building systems.
  • Perform preventive and predictive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements on systems such as: fire suppression and sprinkler systems, fire extinguishers, backflow prevention device testing, and HVAC systems.
  • Manage monthly or periodic inspections of building systems, i.e., HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets). Prepare detailed report of exceptions and recommend corrective action.
  • Maintain compliance with building regulations and permits (equipment use, Certificate of Occupancy, etc.).
  • Maintain the building operation manual and train building personnel.
  • Utilize engineering and technical resources to continuously assess, analyze and improve operational effectiveness, and achieve overall building operational performance.
  • Practice proper PPE compliance and maintain a safe working record and environment.
  • Supervises maintenance team in order to achieve operational goals. This includes employee training, instructing and advising employee’s procedures and guidelines. Assures all projects are in compliance with client and industry standards.
  • Maintains plant appearance and ensures repairs are noted and completed on a timely basis.
    Manages spare and critical room inventory.  Ensures that unsafe conditions are corrected in a timely manner.  Maintain and build job skills through company training programs.
  • Establish and maintain relationships within all tenants with professional communication and responsiveness.
  • Perform other related duties and responsibilities as assigned by management.

Qualifications

  • Proficiency in Microsoft Excel and Word required.
  • Experience working with pneumatics.
  • Generating and closing Work Orders, tracking equipment repair history, equipment database management and administration. Ability to track and manage parts and material inventory, generate requisitions and/or Purchase Orders to maintain stock above predetermined levels.
  • Associate degree (A. A.) or equivalent from two-year college or technical school; or equivalent combination of education and experience.
  • Basic knowledge of computer.
  • Valid driver’s license is required.
  • Read, analyze, and interpret general technical procedures or governmental regulations.
  • Write reports and business correspondence.
  • Effectively present information and respond to questions from groups of managers and clients.
  • Basic knowledge of machinery, electrical, plumbing, and painting disciplines.
  • Read and interpret blueprints, plans, and drawings and follow detailed written instructions and procedures outlined in the technical manuals.
  • Proficient in the English language.
  • Solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
  • Strong interpersonal and organizational skills with the ability to multi-task and
  • prioritize.
  • Self-motivated, team-oriented, dependable, responsible, flexible and professional.
  • Journeyman’s level license or acceptable equivalent skill level of all mechanical and control systems including the following: Plumbing, HVAC, and electrical.
  • 1st, 2nd, or 3rd Grade Engineer License may be required.
  • Refrigerant certification, required.
    Licenses required by state/province or local municipalities may be required.
