Overview

The Lead Building Engineer performs building operational duties under the direction of the Property Manager and Chief Engineer. Exemplifies excellent customer service and facility enhancement.


As the Lead Building Engineer, the position will take responsibility for maintaining the integrity of all building systems and operate the building in an efficient manner, supervise work in the field and perform routine maintenance and repairs of all HVAC,
boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the facility.


Daily duties will consist of working with the property management team performing preventive maintenance tasks, responding to tenant service request, and provide a safe working environment for building tenants and visitors.

Responsibilities

  • Responsible for repair and maintenance of building related mechanical, electrical, plumbing, air handling units, and other building mechanical systems.
  • Work involves the lifting of heavy mechanical equipment and apparatus and may be performed in areas of extreme heat or cold.
  • Proficiency in using computer-generated data and Microsoft Office programs, including Excel, Word, and Outlook
  • Receives and responds to service calls, takes immediate action to resolve emergency situations or system breakdowns.
  • On-call rotation, able to respond to emergency calls.
  • Willingness to improve technical skills.
  • Performs preventive maintenance and tenant services.
  • Routine BAS operation and daily building HVAC performance checks.
  • Repair all restroom fixtures - clear drain obstructions.
  • Troubleshoot electrical, sprinkler and fire alarm circuits.
  • Proficiency in all building systems, such as HVAC, mechanical, electrical, plumbing, security, and energy management systems.
  • Perform ceiling tile replacement, repair or replace door hardware, locks, panic bars.
  • Operate sprinkler & alarm systems, place systems out of service and drain for testing purposes.
  • Paint HVAC equipment and cooling tower dunnage for corrosion protection.
  • Inspect mechanical, electrical systems, record inspections, write reports to Managers.
  • Requisition necessary material to complete required repairs.
  • Perform any additional duties on an as "required" basis where such duties are within the job scope.
  • Ability to stand, walk, climb ladders (including those leading to the roof), stoop, and lift objects weighing up to 50 lbs frequently and 100 lbs occasionally

Qualifications

  • A Journeyman License in either Electrical or Plumbing.
  • EPA Universal 608 certification required.
  • Additional certification in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair
  • Minimum of three (3) years' experience in maintenance, and repair of building mechanical, plumbing, electrical, and general building maintenance.
  • Familiarity with operation of building auxiliary systems i.e. fire-life safety, standby emergency generators
  • Ability to communicate clearly and concisely.
  • Valid driver's license.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations.
  • Ability to safely wear a respirator, climb ladders, enter confined spaces, lift heavy objects and perform other physically demanding tasks.
